Rotten sills, cracked putty and sashes that stick are usually repairable, so we replace only the timber that has failed and keep the original frames. If rot has reached the structural frame, we'll tell you replacing makes more sense.

How much does an alfresco enclosure cost?

Most of the cost is glass and frame: how many bays, how big, and whether the roof is already there. Our alfresco enclosure guide covers styles and costs, and we measure and quote your space for an exact figure.

Is it worth repairing timber sash windows instead of replacing them?

Often, yes. If the frames are mostly sound, we cut out the rotten timber, splice in new hardwood, reglaze with fresh putty and repaint. You keep the original windows and their character.

Do Victorian rental homes need draught sealing from 2027?

Consumer Affairs Victoria says that from 1 July 2027 rental properties must have draught-sealing or weather-stripping fitted to all gaps around external doors and windows. Which leases it applies to, and when, is set by Consumer Affairs Victoria, so check with them or your property manager. We fit door and window seals and repair the sliding doors and windows they go on.
